The nightly rates under Availability are a guide. A quote prices the whole stay for its dates and guests, includes any fees, and can differ from the sum of the nightly rates. Prices are in AUD. 20% of the total is payable when you book, then 20% 90 days before check-in, then 20% 60 days before check-in, then 40% 30 days before check-in. An instalment whose date has already passed is payable when you book. The quote on the villa page for your dates is final.

Airport Transfers – One transfer to and from Brisbane, Gold Coast, or Ballina Airport is included. Additional transfers can be arranged upon request for an additional cost.  
Pre-arrival Provisioning – Food, beverages, and other items can be arranged before arrival through the Property Managers. Requests must be confirmed in advance and are subject to availability and cost.

## House rules

A $10,000.00 Security Deposit will be required prior to check in. This will be charged to your nominated credit card as a Pre-Authorisation which will be released after you check out.

\- Minimum age requirement of 28 years for all adult guests. No groups. No schoolies. No Hens or Bucks groups.  
\- If you break something, please let us know so that we can replace it for the next guests  
\- Pets only allowed after approval  
\- No parties, gatherings or functions allowed  
\- No smoking inside the house.

BYRON SHIRE NOISE RESTRICTIONS

All of our Byron Bay houses have firm no party policies with no additional guests allowed to visit the house at any time. Sound travels to the neighbours easily and as such, noise levels are to be respectful at all times of the day and no music or outdoor entertaining whatsoever after 10pm.

Receiving a noise complaint will result in a bond deduction if Quiet Hotline Security are called to the house and they deem the noise levels from the street disruptive to the neighbourhood. These fines from the local Quiet Hotline Security can occur at any time from 6pm – 6am and are $165 each time plus a $55 processing fee. Multiple noise complaints may result in being asked to vacate immediately with no refund of remaining tariff or bond.

Sorry to be so strict but noise levels are a serious issue in the Byron Shire and keeping our neighbours happy is of paramount importance.
